Metal Roof Installation
Zen Metal Roofs installs both standing seam metal roofing and metal tile on homes across Boca Raton and Highland Beach. We are certified by Englert for standing seam and by BTR for metal tile. Every system we install has a Miami-Dade Notice of Acceptance (NOA), a wind standard that goes beyond what Palm Beach County requires. Call (786) 284-6994 for a free written estimate.
Boca Raton requires two different approaches to metal roofing. Homes near the beach and the Intracoastal are exposed to salt air, which corrodes standard steel roofing over time. Homes in the western communities, such as Boca West and Boca Del Mar, sit several miles inland where that exposure is not a concern. We specify the correct metal for each address and explain the reasoning in your written estimate.
Our crews install metal roofing only, and most have more than 15 years of experience. Over their careers, our installers have completed more than 2,000 metal roof projects across South Florida. Zen co-founder Eduardo Garcia runs the installations himself.

Aluminum vs. Steel: Which Metal Your Boca Home Needs
Most metal roofs in Florida are Galvalume, a steel panel protected by an aluminum and zinc coating that resists rust. Galvalume is strong, holds its finish well, and costs less than aluminum. That makes it the standard choice across most of the state. Near the coast, salt air corrodes steel, and manufacturers will not honor a Galvalume warranty on homes too close to salt water. Aluminum does not rust, so it is the correct choice for coastal homes even at a higher cost.
East of I-95: Aluminum for Salt Air
For homes east of I-95, near the beach, the Boca Raton Inlet, or the Intracoastal, we typically specify aluminum standing seam. Homes with direct water exposure receive a heavier 0.040 inch aluminum panel with stainless steel clips. That way, no part of the roof is vulnerable to salt corrosion. Some East Boca homes sit far enough back to qualify for Galvalume. Warranty rules are based on measured distance from the water, so we confirm that distance for your address before we recommend a material.
West of I-95: Galvalume Steel for Inland Homes
West Boca sits well inland, where salt exposure is not a factor. For these homes we install 24 gauge Galvalume with a Kynar 500 finish, a factory applied coating that resists fading through years of Florida sun. The finish also reflects heat instead of absorbing it. That keeps attic temperatures down and reduces the load on your air conditioning. We do not recommend aluminum west of I-95, because it adds cost without adding protection. This applies to Boca West, Boca Del Mar, Boca Pointe, Broken Sound, Woodfield Country Club, and the other western communities.
About Highland Beach: Highland Beach is a separate town on A1A between Boca Raton and Delray Beach, and nearly every home there sits close to the ocean. These projects receive our full coastal specification with aluminum panels and stainless steel hardware, and the permit is filed with the town's own building department.

Stronger Than Boca's Wind Code Requires
Boca Raton is not inside Florida's High Velocity Hurricane Zone (HVHZ), the strictest roofing standard in the country. The HVHZ covers Miami-Dade and Broward counties and ends at the Palm Beach County line just south of the city. That means contractors in Boca Raton are allowed to install systems that meet a lower approval standard, and many do.
Zen does not. We install the same systems in Boca Raton that we install in Miami, and every one carries a Miami-Dade Notice of Acceptance (NOA). An NOA is the county's product approval. It is issued only after the exact panel, clip, and fastener combination has passed lab testing for extreme hurricane wind. A roof built to that standard exceeds what Palm Beach County requires.

One City, Three Permit Offices
Roof permits in Boca Raton are issued by one of three offices, depending on where the property sits rather than its mailing address. Homes inside the city limits are permitted through the City of Boca Raton Building Division. Much of West Boca is unincorporated Palm Beach County, where the county issues the permit, and Highland Beach operates its own building department. Filing with the wrong office can delay a project by weeks. We confirm the correct office for your address, submit the complete package with the NOA paperwork, and begin work only after the permit is approved.
Metal Roofs and HOA Approval in Boca Raton
Many Boca Raton homes are governed by an architectural review committee, often called an ARC, which must approve the appearance of a new roof before a permit is filed. Boca West alone contains 55 neighborhoods and more than 3,000 residences. Communities such as Broken Sound and Woodfield Country Club maintain their own standards for roof profile, color, and finish.
Florida law now works in the homeowner's favor. House Bill 293, passed in 2024, amended Section 720.3035 of the Florida Statutes. An HOA still controls color, style, and profile. It can no longer reject a code compliant metal roof simply for being metal, because the law classifies roofing as hurricane protection.
We prepare the submission the committee needs to review: product specification sheets, color samples, the Miami-Dade NOA, and a cover letter showing how the proposed roof fits the community's standards. A complete package is typically approved in a single review cycle, while an incomplete one can add months to a project.

Metal Roof Types We Install in Boca Raton
Two systems cover nearly every home in Boca Raton. Both are metal, which is the only roofing we install
Englert Standing Seam
Standing seam roofing is built from long vertical panels that lock together over concealed clips, leaving no exposed screw heads on the roof surface. We install Englert's Series 1300, a panel that is machine folded shut on the roof to form a mechanically locked seam, the most watertight seam type made. For oceanfront homes we also install the Series 2000 snap lock system, which comes in the heavy 0.040 aluminum those properties need. Englert backs its Kynar finishes with warranties of up to 40 years. Full specifications are on our standing seam page.

BTR Metal Tile
Many Boca Raton communities were built around the Spanish barrel tile look, and their review committees expect it to continue. BTR metal tile provides the same tile profile in coated steel at a fraction of concrete tile's weight. There are no cracked tiles after storms and no aging mortar to fail. It is a common choice in Mediterranean style communities, for example around Boca Pointe and along the Clint Moore Road corridor. It is also often the most practical replacement for a failing clay or concrete tile roof. Profiles and colors are on our metal tile page.

Roof Replacement and Repair in Boca Raton
Most of our Boca Raton projects are complete replacements, where an aging tile or shingle roof is removed before the metal is installed. Tear off is the only time the roof deck can be fully inspected. In Boca's older neighborhoods we regularly find rotted wood, termite damage, or past repairs that covered a problem instead of correcting it. We document the deck's condition with photos, price any repairs by the sheet, and review everything with you before work continues.
After tear off, we dry in the roof the same day with a sealed waterproof underlayment, so your home stays protected while the panels are prepared. Metal installation typically begins within a week of dry in, and you receive the full project timeline in writing with your estimate.
We also repair existing metal roofs in Boca Raton. In most cases the panels themselves are sound, and the leak traces back to flashing, a skylight, or a roof to wall transition. We repair those details with compatible metals so the repair holds instead of becoming the next problem.
