Metal Tile Roof done in Broward County by Zen Metal Roofs

Metal Roof Contractors Serving Broward

Zen Metal Roofs installs metal roofing across all of Broward County, from Hallandale Beach at the Miami-Dade line to Deerfield Beach at the Palm Beach line. We are certified installers for Englert standing seam and BTR metal tile. Every Broward address is located inside the High Velocity Hurricane Zone (HVHZ), so every system we install carries the Miami-Dade Notice of Acceptance (NOA) that zone requires. Call (786) 284-6994 for a free written estimate.

Our metal roof installation includes: a NOA approved system, the supporting documentation, and a permit from the office that covers your address.

The crews behind that work install metal and nothing else. Our roofers each have more than 15 of experience installing metal roofs, and co-founder Eduardo Garcia oversees each Broward roof replacement project himself. Across his career, Eddie has installed or supervised roughly 300 metal roofs across South Florida.

All of Broward Is Within the High Velocity Hurricane Zone

Every address in Broward County is inside the High Velocity Hurricane Zone, the strictest wind standard in the Florida Building Code. For a homeowner, it comes down to one thing: the roof has to be a system that was tested and approved as a whole, not a panel picked out of a catalog. The Miami-Dade Notice of Acceptance is the document that confirms this. It covers the panel, the clips, the fastener spacing, and how the assembly attaches to the deck.

Permits are more local than the wind zone. Many Broward cities run their own building departments, including Fort Lauderdale, Hollywood, and Pompano Beach, while unincorporated areas permit through the county. The Board of Rules and Appeals keeps the building code consistent across all of those offices. We will confirm the right office for your address and file the NOA paperwork with the permit. Every residential roof replacement in Broward gets at least two inspections, one at dry-in (the protective waterproof underlayment has been fully installed) before the panels go on, and one at completion.

"Most people call us for one of a few reasons: an insurance requirement, an active leak, the age of the roof, or wanting to be ready for storm season. We start with a ten to fifteen minute phone consultation, and in many cases we can give a preliminary budget range on that call, so you know whether it is worth scheduling a full inspection."

Choosing the Right Metal Panels: Aluminum on the Coast, Galvalume Inland for Your Broward Home

Which metal goes on your house depends on how close you are to saltwater, not which city you live in. Homes along the Atlantic and the Intracoastal need solid aluminum because salt air corrodes steel panels, and comes a warranty specific to aluminum The Fort Lauderdale barrier island, Hollywood Beach, oceanfront Pompano Beach, Hallandale Beach, Lauderdale-by-the-Sea, and Deerfield Beach are areas affected by salt air. These metal panels are usually 0.032 inch aluminum, and on our most exposed oceanfront projects we have gone to the thickest aluminum available with stainless steel clips throughout. Both panel systems are covered on our standing seam page.

We have completed multiple waterfront and coastal projects across South Florida, and ensure the right product is installed on your home for the best protection. The rest of the county is far enough inland for 24-gauge Galvalume with a Kynar 500 finish. Inland it lasts just as long and costs less. That includes Weston, Davie, Coral Springs, Sunrise, Pembroke Pines, and the other western cities. We check the exposure at your address before recommending either metal, and the reasoning goes in your written estimate.

Standing Seam Metal Roofing in Broward County

Standing seam is one of our primary metal roofing systems for Broward County homes, with concealed fasteners and panels selected for the property’s specific exposure. Zen Metal Roofs installs Englert standing seam systems, typically using 24-gauge Galvalume with a Kynar 500 finish for inland homes and aluminum for coastal and salt-air properties, with every system selected to meet Broward County’s HVHZ requirements.

Metal Tile for Broward's HOA Communities

Many Broward neighborhoods are governed by a community association, and plenty of those boards want the street to keep its tile look. BTR metal tile does that in coated steel. It weighs up to about a third of what clay or concrete tile weighs, and the system carries a 60 year warranty. Florida law also works in the homeowner's favor now. A 2024 statute change stops boards from rejecting a conforming metal roof outright, while leaving them control of color and style. You can learn more about metal tile that looks like clay on our metal tile page.

Why Broward Homeowners Choose Zen

Metal roofing is the only work we do. The permit and approval paperwork is handled as part of the job rather than left to you. Estimates are free, written, and itemized after a full inspection, with a drone survey on two story homes. PACE financing is available for qualified homeowners with no money down. If the less expensive metal is the right one for your home, that is what we will put in writing.

Replacement, Repair, and Commercial Work Across the County

Most of the county's metal projects start as full replacements of aging shingle or tile roofs. The old roof comes off and we inspect the deck while it is open. Anything we find is photographed and priced per sheet before the work moves forward, and the home is sealed under a waterproof underlayment the same day. Panels typically follow within a week.

Repairs run the same way everywhere in Broward. Leaks nearly always trace to flashings, penetrations, and transitions rather than the panels, so that is where we work, using metals that match the roof. Commercial buildings get the same documented assemblies, including low-slope standing seam, and Eduardo has run metal projects at the 10,000 square foot scale.

Find Your City: Broward Metal Roofing Pages

Four Broward cities have their own pages with the local detail, from permit offices to street level material calls:

Fort Lauderdale metal roofing: the county's largest market, with three distinct salt air zones from the barrier island to the inland neighborhoods.

Hollywood metal roofing: beachside streets that call for aluminum and inland blocks that run Galvalume, permitted through the city's own department.

Pompano Beach metal roofing: oceanfront and Intracoastal streets, and how to compare quotes that all look alike.

Weston metal roofing: master planned and fully inland, where the association approval comes first and Galvalume is the standard.

Broward County Metal Roofing Questions, Answered

Is every city in Broward County inside the HVHZ?

Yes. The zone covers all of Broward and all of Miami-Dade, so there is no Broward address outside it, coastal or inland. Every permitted reroof here has to use an approved system and pass inspection. That does not change from city to city. The only thing that changes is which office you file with.
