Aluminum East of the Intracoastal, Galvalume West
Salt exposure changes quickly over a short distance in Hollywood. Homes on the beach side are exposed to constant saltwater spray, and salt corrodes steel. Using the correct metal for the location is also what keeps the manufacturer's warranty intact. Those homes receive solid aluminum panels, usually 0.032 inch, and on our most exposed oceanfront projects we have used the thickest aluminum available with stainless steel clips throughout.
West of the Intracoastal, the requirement changes. Blocks near the waterway still receive some salt exposure, so we evaluate each property rather than drawing a line on a map. Farther inland, in Emerald Hills, Boulevard Heights, and West Lake Village, 24 gauge Galvalume with a Kynar 500 finish performs just as well at a lower price. Standing Seam Metal Roofing for Hollywood Homes
Standing seam is the Englert system we install most often on Hollywood homes. The panels run in continuous vertical lines with concealed clips and fasteners, so there are no exposed screws on the roof surface to loosen or leak over time. Panels are factory finished in Kynar 500, which carries a 35+ year finish warranty, and with proper installation the system lasts 40 to 70 years or more. Standing seam is also the best metal roof for solar. Solar racking clamps directly onto the raised seams, so no holes are drilled through the roof to mount the panels.
Metal Tile Roof Replacement for Hollywood Homes
If your house was built with barrel or Spanish tile and the tiles are cracking or slipping, metal tile is the best option for keeping the same look with the added durability of metal. BTR, the product we install, achieves the same architectural feel as traditional tile in coated steel. Permits and Inspections Through the City of Hollywood
Hollywood runs its own building department, so a roof permit here is filed with the city rather than with Broward County. We file the application with the Miami-Dade NOA certificates attached, since the City of Hollywood Building Division needs to see documented approval for the exact metal roofing system going on your house. Work starts once the permit is approved, never before.
At least two inspections follow. The dry-in inspection happens after tear-off, once the waterproof underlayment is installed and while the deck is still visible. The final inspection closes the permit once the system is finished. You receive the complete file afterward: permit, NOA, and inspection record.
