Metal Roof Installation in Homestead

Zen Metal Roofs is a metal roofing contractor serving Homestead, Florida City, and the surrounding South Miami-Dade communities. We install Englert standing seam and BTR metal tile, and every system carries the Miami-Dade Notice of Acceptance (NOA) that the county's wind code requires. Call (786) 284-6994 for a free inspection and written estimate.

Homestead knows what wind can do. Hurricane Andrew came ashore here in August 1992, and the building rules written after that storm now set the standard for the entire state. Every roof we install in Homestead is built to that standard, with tested components and a documented approval.

Metal is all we install. Our crews have specialized in it for more than 15 years, with over 2,000 metal roofs completed across South Florida over their careers, and co-founder Eduardo Garcia runs the installations himself.

The Wind Code That Started in Homestead

After Hurricane Andrew, Miami-Dade County rebuilt its rules for how roofs are tested and approved. The result is the High Velocity Hurricane Zone (HVHZ), which covers Miami-Dade and Broward, and the Notice of Acceptance (NOA), the county's proof that a roofing assembly passed lab testing for extreme wind. Homestead sits inside the HVHZ, so this is not optional here. Every permitted reroof needs an approved assembly, and the NOA gets filed with the permit.

For us this is the baseline, not a selling point. We install the exact assembly the NOA describes, down to the panel, clips, fastener spacing, and underlayment, because that combination is what was tested. Change one part and the approval no longer applies. Our crews do not change parts.

"Before we start any project, I explain everything to the homeowner: the material, the code requirements, the schedule, and what each line on the estimate pays for. I would rather take the extra time up front. When a customer understands the work, they can hold us to it, and our work holds up."

Galvalume, Aluminum, or Metal Tile: What Homestead Homes Need

Most of Homestead sits several miles inland from Biscayne Bay, outside the salt air that pushes coastal cities into more expensive aluminum. That is good news for your budget. Galvalume, steel protected by a coating of aluminum and zinc, is the right material for nearly every home here, and it costs less than aluminum.

Galvalume Standing Seam

Our standard Homestead system is Englert's Series 1300 in 24 gauge Galvalume with a Kynar 500 factory finish. The panels run vertically, lock over hidden clips, and are folded closed by a seaming machine, so no screw heads sit exposed to the weather. The finish holds its color in the strong South Dade sun and reflects heat instead of holding it. The complete spec sheet lives on our standing seam page.

BTR Metal Tile

Newer Homestead communities built in the Mediterranean style often expect a barrel tile look, and some associations require it. BTR metal tile keeps that look in coated steel at roughly a third of concrete tile's weight, with nothing to crack or slip after a storm. If your current tile roof is failing, this is usually the cleanest replacement path. See the available profiles and colors on our metal tile page.

If your home sits out toward the bay, ask us about aluminum. We will tell you plainly whether your address needs it. Most Homestead homes do not, and we will not charge you for coastal metal your address does not need.

Replacing Homestead's Aging Shingle Roofs

Homestead grew fast after Andrew and again through the 2000s, and the builder-grade shingle roofs from those years are reaching the end of their lives. Replacing them with metal is most of what we do here. The old roof comes off completely, which is the only chance anyone gets to inspect the deck underneath. We photograph what we find, price any repairs by the sheet, and walk you through it before the new roof goes on.

Tear off and dry in happen the same day, so a sealed waterproof layer is protecting your home by that evening. Panel installation usually starts within the week, and your estimate includes the full schedule in writing.

Metal Roof Repair in Homestead

We repair metal roofs across Homestead, including systems other companies installed. Leaks on a metal roof rarely come from the panels. They start at flashing, vents, skylights, and wall transitions, so that is where we look first, and we make the repair with metals that match the roof.

Commercial and Low Slope Roofing

Homestead's warehouses, farm buildings, and storefronts get the same documented assemblies as our homes. Standing seam handles low slope work well. The Series 1300 system is rated for slopes down to a half inch of rise per foot, which covers most roofs people describe as flat, and Eduardo has managed metal projects up to 10,000 square feet.

Permits in Homestead, Florida City, and the County

Where your permit gets filed depends on your address. Homes inside the city limits go through the City of Homestead's Building Safety division.

Outside the city, the address may fall under Florida City or unincorporated Miami-Dade County instead. We confirm the correct office for every address, file the permit with the NOA paperwork included, and start work only after it is approved.

Gated communities add one step. Neighborhoods like Keys Gate, Waterstone, and Malibu Bay have associations that approve roof colors and styles before the permit stage, and we put together the paperwork they ask for.

Homestead Metal Roofing Questions, Answered

How do I choose a metal roofing contractor in Homestead?

Check four things. A current Florida roofing license. The Miami-Dade NOA for the exact system being quoted, not just a brochure. A written, itemized estimate you can compare line by line. And crews that actually specialize in metal, because most roofing problems are installation problems. Any contractor worth hiring will show you all four without being pushed.
